Loan Rebate Calculator. This loan rebate calculator will only calculate approximate rebates for most loans. The mortgage broker(s) we refer to clients are prepared to pay 50% of the upfront commission in almost all cases.
NB - Up front commission of at least 0.6% of the loan amount or higher is the case with most lenders, but if otherwise your rebate rate will be negotiated and reassessed.

Borrowing Capacity Loan Calculator. This loan calculator is designed to give an indication (only) of the borrowing capacity you may have with some lenders.    The loan calculator may give higher than actual borrowing capacity amounts for relatively high income earners as in many cases with large loans the lender may require a more significant 'comfort level' for borrowers.

Terms and Conditions for clients.

Rebates
The advertised rebate rates on the rebatehomeloans.com.au website only apply to typical loan scenarios. They are also dependant upon the lender paying 0.6% minimum 'up front' commission and 0.2% minimum 'trailing' commission to the mortgage broker we refer to clients (please see the 'mortgage commissions' page for more information on commissions). Rebate amounts for Line of Credit facilities will be based on the 'drawn down' amount of the facility rather than the limit of the facility as most lenders calculate the commission amounts paid to mortgage brokers on the 'drawn down' amount. rebatehomeloans.com.au reserves the right to negotiate the rebate amount with clients for loans that are not typical, ie; difficult, labour intensive loans involving multiple entities, commercially secured loans.

Reasonable Profit
As clients are paid substantial rebate amounts the facilitating mortgage broker is financially dependant on loans continuing for a minimum 1 to 2 yr period in order to make a 'reasonable profit' as they receive 'trail' commission from the lender for most loans during that time. Subsequently, all rebates paid to client(s) by the mortgage broker are subject to claw back meaning that if the client refinances to another institution or repays/discharges the mortgage within an 18 month period from settlement then the client(s) must repay the full rebate amount back to the mortgage broker.

Referral Fee
We may refer clients to an 'independant' mortgage broker. rebatehomeloans.com.au will take great care to use accredited, insured, experienced and knowledgable mortgage brokers in such cases and we acknowledge that we may receive either a referral fee from the broker, and/or commission from the lender or an aggregator, for such loans.

We do, however, deny any liability arising as a result of these independant mortgage broker's activities whilst dealing with the client, eg;
(1) The giving of misleading information
(2) Conducting in fraudulent activity
(3) Non disclosure of commissions
(4) Any other breach of the Uniform Consumer Credit Code or the Mortgage Industry Association of Australia's Code of Conduct or any other relevant Government Authority Regulation.

If, in the unfortunate situation, that any such claims by a client do arise then they must be made against the individual broker, or broking company, that is responsible for the mistake. Not against rebatehomeloans.com.au.

Privacy Policy

We know how important it is to protect your personal information. rebatehomeloans.com.au pledges to comply with all requirements of the Privacy Act.

What is "personal information"?  "Personal information" is information from which your identity is apparent.

How is your personal information collected?   We will collect your personal information only directly from you unless you give us permission to seek relevant information from another source, such as your solicitor or accountant.

For what purposes will your personal information be used?  To whom may it be disclosed? Your personal information will be collected in order to conduct our business, it will only be forwarded to other parties to enable the assessing of, and obtaining approval for, loans. Security of your information    We will protect your personal information by storing it in a secure environment. When the information is no longer needed, it will be destroyed or all identifying parts erased.
